Guidelines for roof lantern installations

If your customers are concerned that their roof lantern will need planning permission, it’s good news. In most cases, you won’t usually need planning permission to install a roof lantern. Roof lanterns, as well as roof lights and sky lights are normally considered as permitted development as long as they adhere to the following criteria.

  • The roof lantern must not protrude any higher than 150mm from the existing roof plane.
  • The roof lantern must not be any higher than the highest part of the house roof.
  • Any side facing windows must be obscure glazed and any openings must be 1.7m above the floor.

The above restrictions are for alterations to houses. The guidelines are different for flats, maisonettes, and converted houses. If you are working on a Listed Building or in a conservation area, it is also important to find out whether planning permission is required as the property may be under stricter regulations.
